4D BIM — Construction Scheduling

What we can offer you

We link your 3D model to the construction programme — visualising sequence, spotting conflicts early, and communicating build logic clearly to every stakeholder, from site teams to the client.

Our Process

  1. Programme Import — Your construction schedule is imported directly from P6, MS Project, or Asta, preserving task relationships and durations.
  2. Model Linking — Model elements are linked to their corresponding programme tasks, connecting the 3D geometry to real construction sequencing.
  3. Task Sequencing — Sequencing logic is validated to ensure the model accurately reflects how and when each element will be built.
  4. Simulation — A time-based simulation is generated, allowing the entire build sequence to be visualised from foundation to completion.
  5. Review & Iterate — Simulations are reviewed with the project team, with sequencing logic refined based on feedback and constructability input.
  6. Video Export — Final simulations are exported as shareable video clips for use in client presentations, site briefings, and stakeholder reporting.

Services Offered

Construction sequence animation (Navisworks/Synchro) Gantt-to-model task linking Phasing plans by floor, zone, or package Logistics and crane-reach simulations Critical path visualisation overlaid on the model Weekly look-ahead 4D clips for site teams As-built vs. planned comparison, highlighting schedule variance visually

3D BIM is what the building looks like. 4D BIM is when it gets built.

A 4D model links the 3D building model to the construction programme (schedule), so you can watch the project go up on screen in the same order — and at the same pace — as it will on site.

Instead of reading a spreadsheet of task names and dates, everyone from the site team to the client can see what should be happening in week 12, spot problems before they happen (like two crews needing the same space on the same day), and agree on the plan visually — before a single trade shows up on site.

  • No specialist software knowledge needed to understand a 4D simulation — it’s a video, not a spreadsheet.
  • Useful for spotting sequencing conflicts (e.g., a crane needing to be in two places at once) long before they cost time on site.
  • Gives clients and site teams a shared, visual reference point for “what happens when.”

Software Used

Built on Industry-Standard Scheduling & Simulation Tools

Autodesk Navis works Simulate

Links the federated 3D model directly to the construction schedule to generate the 4D simulation, with clash-aware sequencing.

Synchro Pro

Purpose-built 4D construction sequencing software, used for more advanced scenario comparison (e.g., comparing planned vs. as-built sequencing, resourcing, and site logistics).

Asta Power project

Combines programme management with 4D visualization, popular where Asta is already the scheduling tool of choice.

Note briefly that the choice of tool is typically driven by whichever scheduling software (P6, MS Project, Asta) the client or main contractor already uses, to keep the link between programme and model as direct as possible.

Key Benefits

Why Contractors and Clients Use 4D Simulation

  • Reduced delays — Sequencing conflicts (space clashes, trade stacking, access issues) are caught and resolved in simulation, before they cause real schedule slippage on site.
  • Improved site safety — Visualizing how the site logistics and access routes change week to week highlights safety risks (e.g., overlapping crane operations, blocked emergency egress) before they become live hazards.
  • Stronger client buy-in — A visual, easy-to-follow simulation gives clients confidence in the plan and gives them a shared reference point for progress conversations throughout construction — reducing disputes over “what was agreed.”

Keep each benefit to one strong sentence on the page itself; the detail above is useful as supporting/expandable copy or hover tooltips

What is 4D BIM?
What is 4D BIM?

3D shows the design. 4D shows the plan.

A 3D model shows what's being built. 4D links that model to the construction schedule — so you can watch the building rise in sequence, before ground is broken. Drag the slider to see it in action.

See conflicts early

Spot out-of-sequence trades or blocked access routes on screen, months before they cause a delay on site.

No schedule-reading required

Stakeholders watch the plan happen visually — no experience with programme software needed to follow along.

Faster sign-off

A shared visual plan speeds up stakeholder agreement and reduces disputes over what was actually agreed.
